Real Estate Agent, Broker and Analyst

52.15 Real Estate · SOC 41-9022

⚠⚠⚠ The licence to sell property in Florida is 63 classroom hours — about a week and a half — and employers report 52% accepting a high school diploma and 22% less than that. ⚠⚠ Meanwhile Florida's universities award 408 real estate credentials a year, 138 of them MASTER'S. Those two facts describe different jobs that share a word, and choosing between them is what this page is for.

Licensure and accreditation
⚠⚠⚠ THE ENTIRE EDUCATIONAL REQUIREMENT IS 63 CLASSROOM HOURS. Section 475.17, F.S. caps the sales associate pre-licensing course at 63 classroom hours of 50 minutes each, inclusive of examination — roughly 52 actual hours. Add the state examination, fingerprinting and a background check and you are licensed to handle the largest financial transaction most families ever make. ⚠ There is no degree requirement, no experience requirement, and no apprenticeship. ⚠⚠ THE BROKER STEP IS EXPERIENCE, NOT EDUCATION. A broker needs a course capped at 72 classroom hours, post-licensure education, AND an active sales associate licence for at least 24 MONTHS during the preceding 5 years — in Florida or another state, or in the employ of a government agency. ⚠ That two-year clock is the real gate, and it is worth $20,390: brokers earn a $73,220 median against agents' $52,830. ⚠⚠⚠ AND THE INCOME FIGURE NEEDS READING CAREFULLY. Real estate sales is commission work and agents are overwhelmingly self-employed. The $52,830 median describes people who reported earnings as agents — it does not describe the licensees who earned little, gave up and stopped being counted. ⚠ Treat it as the middle of the people who STAYED, and budget for a first year with no income at all.

⚠⚠⚠ One word, two careers

⚠⚠⚠ The degree is not the sales licence and the sales licence is not the degree. Florida's academic programmes serve commercial real estate — finance, investment analysis, development, appraisal, portfolio management — which is salaried work with different employers and different hours. 138 master's degrees a year is the tell.

⚠ Plenty of people do both, and a degree makes an agent better at the analytical parts. But nobody needs one to be licensed, and paying four years for a credential the job does not ask for is the commonest mistake available here.

The occupations

RoleSOC2025 medianEmployedOpenings/yrGrowth 2024–34
Real estate sales agent41-9022$52,830420,90036,600average (3–4%)
✅ Real estate broker41-9021✅ $73,220111,3009,700average (3–4%)

⚠⚠ $20,390 separates agent from broker, and the gate is two years of licensed practice rather than any additional education. That is an unusually clear and reachable step — and unlike most ladders on this site it costs time rather than tuition.

⚠⚠⚠ What the median does not tell you

Real estate sales is commission work and agents are overwhelmingly self-employed. The $52,830 median describes people who reported earnings as agents.

⚠⚠⚠ It does not describe the people who got licensed, earned almost nothing, and stopped. The barrier to entry is a week and a half of classes, so a great many people cross it, and the ones who do not make it simply disappear from the statistics. Read $52,830 as the middle of the people who STAYED.

⚠⚠ The practical consequence: budget for a first year with no income. Commission arrives at closing, closings take months, and the first one is the slowest. Every experienced agent will tell you the same thing, and it is the single most useful sentence on this page.

⚠ And treat it as a business from day one — you will be self-employed, paying quarterly estimated tax, buying your own insurance, and funding your own marketing. Nothing in the 63-hour course covers that.

⚠⚠ The broker step is the one worth planning

Section 475.17 requires a broker applicant to have held an active sales associate licence for at least 24 months during the preceding 5 years — in Florida, in another state, or in the employ of a government agency — plus post-licensure education and a course capped at 72 classroom hours.

⚠⚠ Two things follow that are worth knowing early. The 24 months must sit inside a FIVE-YEAR window, so a licence left dormant does not accumulate credit toward it. And out-of-state experience counts, which matters in a state where a large share of licensees arrive from somewhere else.

⚠ If the analytical side is what interests you

Florida's universities teach a serious commercial real estate curriculum and almost nobody outside it knows:

CourseCarriers
REE4204 Real Estate Finance8 — FAMU, FAU, FGCU, FIU, FSU, UCF, UF, UNF
REE3043 Real Estate Principles7 universities
REE4303 Real Estate Finance and Investment6
REE4103 Real Estate Appraisal5

⚠⚠ That is investment analysis, valuation, development finance and portfolio work — salaried jobs at institutions, funds, developers and appraisal firms. The prefix barely exists below the 3000 level: 77 undergraduate course numbers against 51 graduate ones, and only REE1040 at five state colleges sits at the practical end.

⚠ If this is the half that interests you, a finance degree may serve you better than a real estate one — it is taught far more widely, it is more portable if you change your mind, and the real estate courses can be taken as electives on top.

Necessary skills

Advice

⚠⚠⚠ Do not buy a degree to become a sales agent. 63 classroom hours is the requirement, employers report 52% accepting a high school diploma, and the money you do not spend on tuition is the money that funds your first commission-free year.

⚠⚠ Budget twelve months of living costs before you start. This is the advice every experienced agent gives and the one most new licensees ignore.

⚠ Plan the broker licence from day one. 24 months of active licence inside a five-year window, and it is worth $20,390 on the median. Out-of-state experience counts.

⚠⚠ If the analysis is what appeals rather than the selling, go to the other half of the industry deliberately. Real estate finance, appraisal and development are salaried, taught at Florida's universities, and reached through a finance or real estate degree — and 138 people a year take a master's in it.

And pick your brokerage on training, not on split. A higher commission share of nothing is nothing, and the first two years are where the 24-month clock and the survival odds are both decided.

Programs that lead here

A program is a field of study, one level above a degree — each page says which degrees it covers and which Florida institutions award them. ⚠ The count is institutions that awarded a credential in the field in 2023; it is not a promise that a school runs this exact degree, and it counts something different from the course-based list further down.

Real Estate 8 Florida schools
⚠⚠ The DEGREE side, which is not the sales licence — 8 Florida public institutions, 408 credentials, 180 bachelor's and 138 master's in finance, investment, development and appraisal. FIU 135, FSU 88, UCF 62. ⚠ Read its degrees note on why the course catalogue splits the same way the industry does.
Finance 14 Florida schools
⚠⚠⚠ For the analytical half, effectively the same subject and a more portable degree. Real estate finance, valuation and investment analysis are finance applied to buildings, and finance is taught far more widely in Florida. ⚠ Take the REE courses as electives on top.
Construction Management 30 Florida schools
⚠⚠ The development route, and underadvertised. A developer needs to know what a building costs and how long it takes, and this is where Florida teaches it. ⚠ A genuine pairing for anyone whose interest is in creating property rather than transacting it.
Business Administration and Management 45 Florida schools
⚠ The substitute most people in commercial real estate actually hold. A real estate degree exists at 8 Florida institutions; general business is everywhere and reaches the same roles with a concentration or the REE courses as electives.

Related, but not a route in

Programs worth knowing about if you are considering this career — ⚠ they do not lead to it. Each row says what it is and is not.

Marketing 21 Florida schools
⚠ Named for the sales half. Residential real estate is a customer-acquisition business and the agents who last are the ones who build a pipeline. ⚠⚠ Nothing in the 63-hour pre-licensing course teaches that, which is a large part of why most new licensees leave.
Entrepreneurship and Small Business 30 Florida schools
⚠⚠ Named because a licensed sales associate IS a self-employed small business, and most new agents do not realise it until the first tax year. ⚠ Florida teaches short business certificates at 30 institutions, and one of those is a better use of a semester than another real estate course.

Careers similar to this one

Careers filed under the same broad field in the federal classification (BUSINESS, MANAGEMENT, MARKETING, AND RELATED SUPPORT SERVICES) — often they share early coursework, and each row says which group it is filed in. ⚠ Worth reading BEFORE you commit: switching between neighbours is cheap early and expensive late.

Accountant and CPA Accounting and Related Services
Accountants and auditors prepare, examine and attest to the financial records organisations run and are judged on — statements, tax, controls and the audits that make the numbers credible. ⚠ A median of $83,680 with 124,200 openings a year, one of the largest steady hiring markets on this site. ⚠⚠⚠ And the fact that should shape a Florida student's plan: Florida still requires 150 SEMESTER HOURS for a CPA licence while other states have moved, and bills to change it have passed the Florida Senate unanimously TWICE and died in the House both times. This page covers three related roles.
Construction Manager Construction Management
Construction managers plan, price, schedule and deliver building projects — coordinating trades, controlling cost, enforcing code and safety, and answering for the programme. ⚠ A median of $114,990 with 9% growth, on a route with no licence gate at entry — compare architecture at $99,280 after an accredited degree, 3,740 supervised hours and a six-division exam. ⚠⚠⚠ And the finding that matters most in Florida: a construction degree is worth THREE YEARS of site experience toward a contractor licence under s. 489.111. This page covers three related roles, and two routes that look alike and end in different places.
Financial Analyst Finance and Financial Management Services
Financial analysts value companies and securities, build the models firms decide by, and measure the risk of being wrong. ⚠ A median of $103,570 with 7% growth. ⚠⚠ It is a CHOICE path, but a concentrated one: counted degrees put business at about half of working analysts, with the social sciences — economics among them — the next largest block. ⚠⚠⚠ And the finding that should redirect some readers: the ANALYTICAL roles in this family are growing at 7% while the ADVISORY ones grow at 1%, despite paying the same or more. This page covers four roles.
Hospitality, Restaurant and Event Manager Hospitality Administration/Management
⚠⚠⚠ Lodging managers earn $69,250 and food service managers $69,390 — $140 apart — but 72% of employers want a bachelor's for the first and 30% will take a high school diploma for the second. ⚠⚠ And food service management is SEVEN TIMES the occupation: 352,800 jobs against 52,000, with 42,000 annual openings against 5,400. In the industry Florida is built on, the degree buys you the smaller half at the same money.
Human Resources Specialist Human Resources Management and Services
Human resources specialists recruit and hire, administer pay and benefits, interpret employment law and policy, and handle the disputes and complaints that come with employing people. ⚠ A median of $75,940 across 939,700 jobs, all of it growing. ⚠⚠ It is the most open CHOICE path on this site: business supplies only about a quarter of HR workers, PSYCHOLOGY is the second largest feeder, and 16% have no degree beyond some college. ⚠⚠⚠ And the money is in progression, not credentials — the step to HR manager is worth $73,340 and asks for experience, not another degree.
Logistics and Supply Chain Analyst Business Administration, Management and Operations
Logisticians decide where goods sit, how they move and what it costs — purchasing, inventory, transportation and network design. ⚠ It is the fastest-growing and best-paid occupation in this cluster (a median of $82,320, growth of 18% on the latest federal projection), and there is no single required major: 75% hold a bachelor's, and business, supply chain and engineering all lead here. So does the military.
Marketing Manager and Sales Professional Marketing
⚠⚠⚠ $166,790, among the highest medians of any bachelor's-entry occupation on this site — beside computer and information systems management at $175,140 and computer hardware engineering at $161,740 — and 80% of employers report a bachelor's rather than a master's. ⚠⚠ The way in is the other half of this page: market research and marketing specialist roles number 941,700 with 87,200 openings a year, and sales representatives 1,571,400 with 123,400.
Small Business Owner and Entrepreneur Entrepreneurial and Small Business Operations
⚠⚠⚠ Half of new US businesses are gone in five years and two-thirds in ten — BLS tracks it, and the rate barely moves between cohorts: 79.6% survive year one, 50.2% survive five, 34.7% survive ten. ⚠⚠ Every entrepreneurship page should open with that and almost none does. ⚠ Florida's own answer is a cheap certificate rather than a degree: 86% of the 2,102 credentials in this field are certificates of under a year.
Systems Analyst and IT Manager Management Information Systems and Services
⚠⚠⚠ Computer and information systems managers earn $175,140 with 55,600 openings a year — and 26% of them report reaching it with SOME COLLEGE AND NO DEGREE, against 48% with a bachelor's and 14% with a master's. ⚠⚠ The rung below, computer systems analyst, is $105,850 across 521,100 jobs. This is the best-paid management occupation on the site and one of the most credential-loose.

Courses along this path

Selected, not exhaustive — the courses specific to this path plus the foundations it is built on. A course number does not identify a course in Florida: always check your own institution's catalog and take a syllabus to an adviser.

REE1040 —Real Estate Principles & Practices Request a guide
⚠⚠ Real Estate Principles and Practices — 5 Florida institutions (Broward, Eastern Florida, Indian River, Pasco-Hernando, St Petersburg), ALL state colleges. The practical, lower-division entry to the subject and the only REE course that lives at the sales end.
⚠ ⚠ This is college credit, not the state pre-licensing course. The 63-hour course required by s. 475.17 is a separate, Commission-approved course — check whether your college's version is approved for licensure or is academic credit only.
REE3043 —Real Estate Principles Request a guide
⚠ Real Estate Principles — 7 institutions, ALL universities. The degree-track version of the same subject, and the gateway to the finance sequence.
⚠ ⚠⚠ Note the level split: REE1040 at five state colleges is lower division and REE3043 at seven universities is upper division. They are not interchangeable toward a baccalaureate.
REE4204 —Real Estate Finance Request a guide
⚠⚠ Real Estate Finance — 8 institutions (FAMU, FAU, FGCU, FIU, FSU, UCF, UF, UNF), the most widely carried REE course in Florida. The core of the commercial half of the industry.
REE4303 —Real Estate Investment Request a guide
Real Estate Finance and Investment — 6 institutions. Investment analysis, cap rates, discounted cash flow — the analytical work that pays a salary rather than a commission.
REE4103 —Real Estate Valuation Request a guide
Real Estate Appraisal — 5 institutions. ⚠ Appraisal is a separately licensed Florida profession with its own education and experience requirements, and this course is the academic foundation for it rather than the licence.
REE1500 —Introduction to Residential Property Management Request a guide
Introduction to Residential Property Management — 3 institutions (Broward, Eastern Florida, Valencia). ⚠ Named because property management is steady salaried work in the same industry, and it is far less discussed than sales.
REE4941 —Internship Request a guide
Internship — 3 institutions (FGCU, FSU, UCF). In an industry that hires on relationships, a placement inside a firm is worth more than another course.
FIN3403 —Business Finance Guide
⚠⚠ Business Finance — the foundation the whole commercial side rests on. Time value of money, discounting and leverage are what real estate finance applies, and finance is taught at far more Florida institutions than real estate is.
⚠ ⚠ Florida numbers introductory finance several ways (FIN3403, FIN3400, FIN2100). Check your catalogue.
ACG2021 —Financial Accounting Guide
⚠ Financial Accounting — 32 institutions. Named because a sales associate is self-employed from day one: commission income, deductible expenses and quarterly estimated tax are the real first-year curriculum.
BUL2241 —Business Law I Guide
Business Law — contracts, agency and fiduciary duty. ⚠ O*NET lists preparing sales contracts among the core tasks, and an agent's errors are personal and expensive.
⚠ ⚠ Florida numbers business law several ways (BUL2241, BUL3130, BUL2131).
MAR2011 —Principles of Marketing Guide
⚠ Principles of Marketing — 24 institutions, all state colleges. Prospecting and pipeline are the actual constraint on a new agent, and this is where they are taught cheaply.
⚠ ⚠ A 2000-level course; if a baccalaureate follows, check whether your programme wants MAR3023 instead.
GEB1011 —Introduction to Business Guide
Introduction to Business — 29 institutions, the widest business course in Florida. A sensible single course for someone getting licensed rather than enrolling in a degree.
ECO2023 —Principles of Microeconomics Guide
Principles of Microeconomics — 39 institutions. Supply, demand and price in the market you are about to advise people about.
SPC1017 —Fundamentals of Speech Communication Guide
Fundamentals of Speech Communication — 16 institutions. Listing presentations and negotiation are performances, and both are teachable.
ENC1101 —English Composition I Guide
English Composition I — 39 institutions. Contracts, disclosures and listing copy are written documents read adversarially.
